Moving can cost around $200,000. Staying is a conversation.
Most Melbourne downsizers don't run the full numbers on what leaving actually costs. On a typical inner east move - selling around $2.4M, buying a single level home at $2.2M-$2.5M:
- Stamp duty on your next home$123,000-$142,500
- Agent commission and marketing on the sale$45,000-$55,000
- Conveyancing, styling, removalists, the rest$10,000-$15,000
Total transaction costs: roughly $178,000-$212,500.
That's close to $200,000 gone before you've improved the new home at all - the cost of changing address, not renovating, upgrading or improving the one you have.
And that's before the price of the new home - single level houses are scarce in tightly held suburbs, and you'd be competing for one.
Based on Victorian land transfer duty (State Revenue Office, 2026-27 rates) for a $2.2M-$2.5M purchase, and typical Melbourne agent commission of 1.6-2% plus campaign costs on a $2.4M sale. Your figures will differ.

Why I started Rise Lifts.
I spent years installing home lifts before starting Rise Lifts. I saw what let families down: costs they weren't told about, being rushed into a decision, and nobody answering when the lift broke. Rise Lifts exists to do the opposite. Honest, safe, and here for the long haul.
Liam, Founder - Rise Lifts
Your questions, answered honestly
What happens at the Home Lift Assessment?
A Rise Lifts installer visits your home, measures where the lift would go, checks your floors, power supply and pump location, and confirms whether you'll need a building permit. You then get a written lift plan with a fixed price.
Why is it valued at $450?
That reflects the installer's time on site, travel and preparing your written lift plan, including the permit and power checks. It's real work, and the plan is yours to keep.
Is there any obligation?
None. You keep the lift plan whether you go ahead with us or not.
Is the price on your website what I'll pay?
It's where your price starts. The RISE 300 page shows our starting prices, plus GST. Every home is different, so your price depends on how many levels you have, whether we supply the glazed structure, and the cabin and finishes you choose. At your Home Lift Assessment we design the lift for your home and give you a fixed, written price for everything we supply and install. No follow-up sales calls, no pressure.
Do I have to pay GST?
Our prices are shown plus GST. If the lift is for someone with a disability or medical condition, it can be GST-free, with supporting documents. We'll check whether you're eligible at your Home Lift Assessment.
When do I pay the final balance?
Only once your lift is fully working and you're happy with it. Not before.
How long from signing until my lift is installed?
Usually 10 to 12 weeks, as of October 2026: 2 to 3 weeks for design, 6 to 8 weeks to build your lift, then the install. Your lift is built off site, so most of that time your home is untouched.
Will my home fit one?
Most homes have a spot, often somewhere you didn't expect. The RISE 300 Series fits places most people never consider, and the Home Lift Assessment tells you for certain.
How long does the install take?
Most installs take about a week on site. Your shaft, floors and access can change that, and we'll confirm it at your Home Lift Assessment.
Do I need council approval?
Usually yes, and Rise Lifts can assist you through that process.
What if it breaks?
Your lift has a 10-year structural warranty while we service it under a RiseCare plan, and 3 years on parts and labour while it's serviced every 12 months.
What if I can't get hold of you after the install?
Call us on 1300 492 003, Mon-Fri 8am-5pm. We service what we sell: your first 12 months of RiseCare come with every Rise Lifts installation, and after that we keep servicing your lift every year.
Will I pay call-out or service fees later?
Your first 12 months of RiseCare are included at no extra cost. After that, like any lift, yours needs a service at least every 12 months. That's standard across the industry, and it keeps your lift running safely and your warranty active. RiseCare covers it, and we give you its price in writing before you buy.
What happens in a power cut?
If the power goes out, the lift switches to its backup battery and takes you safely down to the lowest landing, so you can step out.
What if I sell my home?
Your buyer inherits the warranty.
Do you work with architects and builders?
Yes - we have a dedicated Builder Partner Program. Send us your plans for a written price.
